Frequently Asked Questions
We know you're probably wondering...
What is The Elite Leasing Success Program?
The Elite Leasing Success Program is a specialized service offered by Elite Realty Alliance to assist individuals who face challenges renting a home due to credit issues, negative rental history, criminal background, or other unique circumstances. This program is designed to provide a tailored solution for clients, helping them secure quality housing in their own name, even in competitive rental markets.
Is my situation too much?
Probably not. For nearly a decade we've placed renters with evictions (including pending ones), broken leases, unpaid rental debt, felonies, probation, active bankruptcies, low or no credit, inconsistent income, and combinations of all of the above. Roughly 90% of our clients get placed.
What types of properties can I lease?
We can help you lease any property type your income qualifies you for. This includes single family homes, townhomes, apartments, condos, high rises and even commercial spaces for your business.
Unlike many other second chance programs, our services don't just provide you with a list of generic "second chance apartments". We dive much deeper and cater your property options around your home requirements, rent budget and of course, your unique leasing situation.
How long does this take?
Most clients are in their new home within 5 to 30 days. The biggest factor that determines this is:
- your desired move in date (we work for you based on your timeframe)
- how quickly you get us your income docs, program disclosures and any other items needed
- your financial preparedness to move by your target timeframe
Do I have to commit to anything right now?
No. Not at all. Nothing on this page signs you up for anything. These two steps simply allow us to have a clear understanding of your leasing situation as a whole, so we can best assess how we'll work to get you leased.
When will I actually speak to a real person?
We're anxious to speak with you too!! We'll be in touch with you very soon, typically within 24 hrs. Once you've completed the 2 items below, a licensed member of our team reviews your file and reaches out personally to discuss how we'll work with your unique leasing situation and answer any questions you might have.

You Only See Homes We've Confirmed For Your Unique Situation
No driving to showings that lead to a denial. No stacking up application fees on homes that were never going to work. We only show you homes where the decision-maker has already reviewed your situation.
Your Name - Your Lease
No required co-signer. No illegal CPN's. No personal guarantors or leasing third parties are required to lease to you. We help our clients obtain homes in their name, even with tough leasing challenges.
Your Next 2 Steps
Step 1:
Request Your Program Disclosures
To best determine your eligible rent budget and the property options available to you, we ask that you provide income documentation for the most recent 30 days. This can be in the form of paystubs, bank statements, job offer letter, employment letter, prior year's tax return, 1099 or government housing voucher.
Please be sure to include the income of any co-applicants as well.
Step 2:
Upload Household Income Docs
Most properties look for household income of about 3x the monthly rent. Verifying your income upfront lets our team focus only on homes that truly fit your budget, so you can avoid wasted time and unnecessary application fees.
Please upload whichever apply to your household:
- Your most recent pay stubs (last 30 days)
- An offer letter, if you're starting a new job
- Benefit or award letters (SSI, SSDI, child support, retirement, etc.)
- Your last 2–3 months of bank statements, if you're self-employed or paid in cash
- Your housing voucher paperwork, if you're a Section 8 voucher holder
(Please be sure to include the income of any co-applicants as well.)
